
Sharper Homes is an approved Minnesota Housing Workforce initiative. Any first-time homebuyer purchasing a home from Sharper Homes, Inc. is eligible for these special programs. Currently there are four options offered through the MHFA.
(MMP) Minnesota Mortgage Program
This program helps first time home buyers obtain affordable, below market fixed rate loans. Home buyer education is required for all programs.Eligibility for MMP mortgage:
- First time home buyer, defined as not having owned a home in the last three years.
- Tax returns verifying no home ownership for the last three years.
- Acceptable credit.
- Income at or below prescribed limits.

- Household earnings 60% or less of area media income

(CASA) Community Activity Set-Aside
This program is a first time homebuyer loan program that helps low to moderate income Minnesotans buy a home. The affordable, low, fixed interest rates are available to eligible homebuyers through lenders participating in initiatives in several communities around the state.

- First time home buyer
- 3 years tax returns
- Income at or below prescribed limit
- Sale price at or below prescribed limit
- Are purchasing a home within geographic service area of a CASA Community initiative

CASA Home Cost Limit

HOME HELP provides down payment assistance through a deferred interest free loan, $5,000 or $10,000 federally funded, which must be fully repaid within the first six years of the loan if the borrower sells or vacates the property. After the sixth year, 70% of the loan is forgiven and the remaining 30% of the Home HELP loan amount is repaid when the loan matures, the property is sold, or is no long owner occupied. Home HELP is a limited resource, available on a first come first serve basis.

- Eligible for CASA Program
- Home income at or below Home HELP limits
- Qualify as an eligible target market for one of the CASA Community Initiatives in Twin Cities Metro Area approved to offer Home HELP
- Borrower must have $1,000 of their own funds in the transaction, posses limited assets and need payment assistance to qualify.
- Every property must have and pass a lead paint and housing quality inspection to use the funds.
