At Sharper Homes, we have refined and perfected the process of building custom homes over the many years we have been in business. Often customers want to know what they can expect throughout the building process.
The home building process can begin in many ways. But it’s best to start with the right location because some lots accommodate specific floor plans better than others. Once you have chosen the perfect location, you reserve the lot by placing a refundable deposit down on the home site of your choice. That way, no one else will snatch it up while we are working out the details of your new build. If you already own a lot, we offer the No Worries Off-Site program.
Meet with our project manager to decide on the plan design and customization for your new home. At this stage we determine any major structural and mechanical items needed to obtain a building permit. With this information, we can discuss initial pricing.
A purchase agreement will be signed based on our base pricing plus any structural changes required.
Once you have approved the final structural details, the surveyor will place stakes on the lot site. Upon receipt of the survey, Sharper Homes will apply for a building permit with the city.
Meanwhile, your lot will be cleared, leveled, and excavated as necessary in preparation for the beginning of construction on your new home. Offsite builds will include a site evaluation to best determine the site usage and cost requirement necessary for your build.
Now that all of the structural decisions have been made, it’s time to decide on the finer details. We will go over the bulk of your options at the spec meeting. These options include trim packages, door styles, countertop materials, appliances, and more! If you have an eye for design, it’s time to let it shine! If you don’t, you can rely on the aid of our experienced designers to help with this process.
To finish making your selections, you will make appointments to visit showrooms, where you can see your options in person.
Along with our team, you’ve done a lot of work planning for your future home, from the overall structure to the minute details. All of it will soon pay off. Once we receive the city building permit, construction can begin.
First, we dig the footings and basement. Then, the foundation and the basement walls are built. You can now see the footprint of your home.
We install the exterior walls and roof first. Then we move on to the interior walls. We don’t want the inside of your house to get rained on. So, we work from the outside, in.
We will complete the exterior of your home on its own weather-dependent timeline. It can happen at any point after the framing is completed. For example, during the winter, we wait to finish the driveway and landscaping until the following spring.
Once your home is framed, we will give you the option of having a walkthrough with our electrician. During this walkthrough, you will get the chance to specify how many lights, switches, and wall jacks you would like and where you would like them to be located.
Next, we will run the electrical, plumbing, HVAC, and low voltage lines through the walls.
Once the sheetrock is hung, the seams are taped, and the ceilings are textured. Your rooms will begin to take shape at this point!
We will apply a preliminary finish to the walls of your home.
Any wood, vinyl, and tile flooring that you chose for your home in the spec or vendor meetings will be installed in your home at this point.
The cabinets, doors, and millwork that you chose for your home in the spec or vendor meetings are delivered and installed.
The electrical and plumbing lines are finished, and fixtures are installed.
Not it is time to install any carpeting that you chose for your home in the spec or vendor meetings. We also apply the final paint throughout your new home.
We put up any shelving and install your new appliances. Then it is time for us to give everything a thorough cleaning so that you can move into a sparkling new home.
It is now time for the job supervisor to introduce you to your new home. He will take you on a walkthrough and give you all the information you could need to know. This is also your chance to create a list of questions or items you want looked at before you move in.
The big day has arrived! The building process concludes with you taking ownership of your new home at the closing. Congratulations on your new home!
